Coatings restore a sound low-slope roof. They do not fix a failing one, and applying them over a wet system makes the problem worse and harder to diagnose.
The substrate is sound and dry, the insulation below is not saturated, drainage works, and the details at penetrations and terminations can be reinforced.
Silicone handles ponding water better and holds up in constant moisture. Acrylic is less expensive and performs well where drainage is genuinely positive.
Wet insulation, widespread seam failure, or a membrane past its service life. Coating over those traps moisture and hides deterioration until it is far more expensive.
