Tile Roof Maintenance in Florida

A Florida tile roof lasts as long as the underlayment beneath it and as long as people stay off it.

Keep traffic off

Satellite installers, pressure-washing crews and other trades crack tile constantly. Cracked tile exposes the underlayment to UV, which is what actually fails.

Watch the underlayment clock

Underlayment ages out before the tile does. When it does, the answer is often a lift-and-relay: remove and stack the tile, install new underlayment, reset the tile.

Routine checks

Slipped or broken tile, debris caught at valleys, mortar deterioration at hips and ridges, and staining in the attic.

Pressure washing

High-pressure washing damages tile surfaces and can drive water under the covering. It is not a maintenance practice we recommend.
