Winter and early spring (December – April)
Full roof inspection while weather is dry and stable
Replace sun-degraded pipe boots and sealant
Repair lifted shingles, slipped tile and open seams
Schedule any planned replacement before season demand spikes
Pre-season (May)
Clear gutters, valleys, drains and scuppers
Trim limbs overhanging the roof plane
Photograph current roof condition for your records
Confirm attic access is clear so leaks can be traced quickly
Hurricane season (June – November)
Inspect after each significant storm from the ground
Watch for ceiling stains and attic moisture
Address small leaks immediately rather than waiting
